Kitchen Extract Cleaning & TR19 Compliance
Challenge

A four-star hotel group operating three Edinburgh properties had not received TR19-compliant extract cleaning documentation in over two years. Their insurer flagged the gap during an annual review and required evidence of compliant cleaning within 30 days or face policy suspension.

Solution

Deep Clean Scotland mobilised across all three sites within the required window. Each kitchen extract system was cleaned to TR19 benchmark grease deposit levels, access doors were installed to DW144 specification where missing, and individual compliance certificates with photographic evidence were issued per property.

Outcome

All three properties achieved full TR19 compliance within 22 days. The insurer accepted the documentation and renewed the policy without interruption. The group now operates on a scheduled quarterly programme across all sites.

Commercial Kitchen Deep Cleaning
Challenge

A group of five care homes received an EHO advisory notice following a routine inspection. Kitchen equipment across multiple sites — ovens, fryers, and extraction canopies — had significant grease and carbon build-up. The inspector noted the condition as a food safety risk and required a documented remediation programme before a follow-up visit six weeks later.

Solution

We carried out a full commercial kitchen deep clean across all five sites — decarbonising and degreasing ovens, fryers, grills, ranges, and canopy interiors. Extraction filters were removed, cleaned, and refitted. All food contact surfaces, walls, and floors were sanitised to Food Hygiene (Scotland) Regulations 2006 standard. A detailed cleaning record with photographic evidence was issued per site on completion.

Outcome

The follow-up EHO inspection confirmed satisfactory compliance across all five sites. No further advisory notices were issued. The group established a rolling quarterly kitchen deep clean programme with Deep Clean Scotland to maintain standards between inspections.

Independent TR19 Auditing
Challenge

A shopping centre operator with 14 food and beverage tenants had no independent verification that tenant-appointed contractors were delivering TR19-compliant extract cleaning. Their fire risk assessment identified this as a gap, and their insurer required third-party audit evidence at renewal.

Solution

Deep Clean Scotland carried out independent TR19 audits across all 14 F&B units. Each audit measured grease deposit levels against TR19 benchmark thresholds, reviewed access provision to DW144 specification, checked cleaning frequency compliance against cooking type and volume, and identified remedial works required. Individual audit reports were issued per unit.

Outcome

Three units were found to be non-compliant and required immediate remedial cleaning. The operator used the audit reports to enforce lease obligations with the relevant tenants. The insurer accepted the independent audit documentation at renewal.

Canopy & Filter Cleaning + Ventilation System Hygiene
Challenge

A restaurant group operating eight sites across Edinburgh and Glasgow was managing extract cleaning reactively — calling contractors only when filters became visibly blocked. Two sites had received insurance queries about cleaning frequency, and one had experienced a minor grease fire in the canopy plenum.

Solution

We conducted a baseline assessment across all eight sites, establishing the current grease deposit levels and cleaning frequency requirements under TR19 for each. A structured programme was implemented — quarterly canopy and filter cleans at high-volume sites, six-monthly at lower-volume sites — with compliance certificates issued after every visit.

Outcome

All eight sites achieved and maintained TR19 benchmark grease deposit levels within two programme cycles. Insurance queries were resolved with documented compliance records. No further fire incidents occurred across the estate.

Laundry Dryer Duct Cleaning
Challenge

A leisure centre operator noticed extended drying times across their commercial laundry facility — towel and linen cycles that previously took 45 minutes were regularly running to 70–80 minutes. Energy costs had increased noticeably and one dryer had tripped its thermal cutout twice in a month.

Solution

Deep Clean Scotland inspected the full dryer exhaust duct runs from appliance to external discharge. Significant lint accumulation was found throughout — particularly at bends and the booster fan unit. All duct runs were cleaned, the booster fan was serviced, and the external discharge point was cleared and inspected.

Outcome

Drying cycle times returned to normal within the first week following cleaning. The thermal cutout issue did not recur. The operator established a six-monthly duct cleaning programme and reported a measurable reduction in energy consumption per cycle.

AHU Hygiene & Ventilation System Hygiene
Challenge

The facilities manager of a multi-tenanted commercial office building in Stirling was receiving recurring complaints from tenants about poor air quality — musty odours, visible dust discharge from ceiling diffusers, and one tenant reporting an increase in staff respiratory complaints. The building had no record of the AHUs or supply and extract ductwork being cleaned since practical completion seven years prior.

Solution

Deep Clean Scotland carried out a full ventilation system assessment, measuring duct cleanliness levels against BESA TR/19 benchmarks across all supply and extract ductwork. AHU hygiene cleans were completed on all four units — including coil cleaning, drain pan treatment, and filter replacement to specification. Supply and extract ductwork, diffusers, and grilles were cleaned throughout all occupied floors.

Outcome

Tenant complaints ceased within two weeks of the clean. The facilities manager received a full TR/19 compliance report with before-and-after photographic evidence for each zone. An annual AHU hygiene programme was established with Deep Clean Scotland, with filter maintenance scheduled on a quarterly basis.
