Our Services

Specialist ventilation hygiene, kitchen cleaning, and compliance services for commercial premises across Scotland. All work carried out by certified technicians with full documentation on every visit.

Kitchen Extract Cleaning (TR19)

Fire Safety & Legal Compliance

TR19-compliant cleaning of canopy, filters, ductwork, and fan unit — with compliance certificate and photographic report on every visit.

Grease extract systems must form part of your fire risk assessment under the Fire (Scotland) Act 2005 and the Regulatory Reform (Fire Safety) Order 2005. Non-compliance risks invalidated insurance and enforcement by the Scottish Fire and Rescue Service. Access doors are installed to DW144 and TR19 specification where required to ensure every section of ductwork is accessible, inspectable, and certifiable.

Canopy & Filter Cleaning

TR19 Compliance

Deep cleaning of extraction canopies and grease filters, including filter laundry and replacement service.

TR19 identifies canopy plenum chambers and filters as primary hotspots for grease accumulation — and the most frequently inspected elements during a fire risk assessment or insurance survey. Filters that are saturated with grease cannot perform their function, allowing contaminated air to pass directly into the ductwork above. Failure to maintain TR19 benchmark grease deposit levels risks fire, invalidated insurance, and non-compliance with the Fire (Scotland) Act 2005. We offer a filter laundry service, filter replacement, and full canopy degreasing as a standalone service or as part of a wider TR19 programme.

Ventilation System Hygiene

Health, Safety & IAQ

Hygiene cleaning of supply and extract systems — ductwork, diffusers, grilles, plenum chambers, and fan units.

General ventilation systems are responsible for the air quality experienced by everyone inside your building. Over time, ductwork accumulates dust, bacteria, mould spores, and airborne contaminants that are distributed throughout occupied spaces with every air change. Under TR19, systems are classified by type and usage — and inspection and cleaning frequency is determined by that classification. Visual inspection and Preferred Vacuum Testing (PVT) are used to assess cleanliness objectively. Not every visit will result in a clean; our approach is to inspect and test first, and only clean where the data supports it.

AHU Hygiene & Filter Maintenance

Facilities Management

AHU hygiene cleans and filter maintenance to G4–F9 specification for FM teams and building managers.

Neglected air handling units cause poor indoor air quality, increased energy consumption, and accelerated equipment failure. Required under Workplace Regulations 1992, COSHH 2002, and the L8 ACoP (Legionella). HTM 03-01 sets the standard for healthcare environments. We carry out full AHU hygiene cleans, coil cleaning, drain pan treatment, and filter changes to the correct specification — with full compliance records issued after every visit.

Commercial Kitchen Deep Cleaning

Fire Risk & Food Hygiene

Full decarbonising and degreasing of ovens, fryers, grills, ranges, canopies, walls, and floors.

Dirty cooking equipment is one of the most overlooked fire risks in commercial catering — and often an equal or greater source of ignition than the extract system. Grease and carbon build-up on and inside ovens, fryers, and grills is highly combustible. A fire that starts at equipment level and travels into a contaminated extract system can spread rapidly throughout the building. Regular deep cleaning reduces fire risk, protects your food hygiene rating, extends equipment lifespan, and is required under the Food Hygiene (Scotland) Regulations 2006.

Commercial Refrigeration Case Cleaning

Food Safety & EHO Compliance

Deep cleaning of refrigeration display cases — coils, drain pans, condenser units, door seals, and interiors.

Poorly maintained refrigeration is a primary source of Listeria and Salmonella contamination in commercial food environments. Blocked condenser coils and dirty drain pans force units to work harder, increasing energy consumption and accelerating component failure. Required under the Food Hygiene (Scotland) Regulations 2006. Regular cleaning restores energy efficiency, extends equipment lifespan, and ensures EHO compliance. A cleaning record is provided on every visit.

Independent TR19 Auditing

Landlords & Property Managers

Impartial third-party TR19 audits for shopping centre operators, landlords, and property managers.

Where a landlord or property manager cannot rely on a tenant's own contractor to provide an objective assessment, independent auditing provides the assurance required for lease compliance, insurance renewals, and fire risk assessments. We assess every F&B tenant's extract system independently — with individual audit reports per unit covering grease deposit levels, access provision, cleaning frequency compliance, and remedial recommendations.

Pest Control Services

Food Hygiene & Proofing

Integrated pest control for commercial kitchens and hospitality premises, including specialist HVAC bird proofing.

Required under the Food Hygiene (Scotland) Regulations 2006 and the Prevention of Damage by Pests Act 1949. We eliminate rodents, cockroaches, flies, and stored product insects, and implement proofing programmes to prevent re-infestation. Includes specialist bird proofing of HVAC roof plant areas — a frequently overlooked entry point that allows birds to nest in and around air handling units and ductwork intakes, causing contamination and system damage.

Commercial Gutter Cleaning

Building Maintenance

Gutter and downpipe clearance for commercial premises, retail parks, and shopping centres.

Blocked gutters cause water ingress, structural damage, and pest-attracting damp. Under the Occupiers Liability (Scotland) Act 1960 and the Building (Scotland) Act 2003, building owners must maintain drainage systems in a safe condition. We clear gutters and downpipes, remove debris, and provide a full inspection report with photographic evidence on every visit.

Laundry Dryer Duct Cleaning

Fire Safety & Appliance Compliance

Full dryer exhaust duct cleaning from appliance to discharge point — removing lint accumulation and restoring safe airflow.

Lint accumulation in commercial tumble dryer exhaust ducts is a leading cause of laundry fires. As lint builds up, airflow is restricted, operating temperatures rise, and the risk of ignition increases. Regular duct cleaning removes this accumulation, restores drying efficiency, reduces energy consumption, and is required as part of your fire risk management programme under the Regulatory Reform (Fire Safety) Order 2005 and the Fire (Scotland) Act 2005.
